The Westbury Planned Unit Development at the end of Gibson Road in Canfield Township will see a shift in the original plan. The Canfield Township trustees voted unanimously to approve a zone change from PUD to R1, or single family residential.
The zone change request, according to information presented to zoning inspector Dave Morrison, was to rezone 33.778 acres to R1. The development size is 45.165 acres, but the developer wanted to switch to single family homes on much of the remaining acreage that will still be developed.
"It reduces the property from 129 lots under the PUD to 24 lots under the R1 zone," said Township Administrator Keith Rogers.
The case was heard by the Canfield Township Zoning Commission as well as the Mahoning County Planning Commission. Both entities recommended the change be approved.
On Tuesday night, July 11, the trustees held a special public hearing prior to the regular monthly township meeting. The meeting was brief and when trustees went into the regular meeting, a vote was called for and the zone change was unanimously approved.
Rogers mentioned that sidewalks in phases I and II of the Westbury project were recently finished by contractors hired by the township. The sidewalks were covered under a performance bond that funded the sidewalk installation.
